AIG being allowed to hand out $100 Million in bonuses!!!???

You have to love a government that rewards corruption and excess...oh yeah..that's how Washington operates...I forgot.  Seriously, the "Pay Czar" is allowing AIG to pay out $100 million in bonuses to the same people that ran it into the ground...at the taxpayers' expense!!##@#@!?  Our consolation  is that it is 20% less than it should have been.  REALLY?!!  Apparently, AIG is contractually obligated to pay it out or it could cost them more in lawsuits from those same employees.  I think it's time to get back to basics like "lynch mobs"!?

Applying for your 2009 first-time home buyer tax credit

Happy New Year (hopefully)!!  It's been a long time since my last post but the last couple months have been busy and the holidays...you understand.  Just a quick post today in regards to applying for your tax credit.  If you are applying for your 2009 first-time home buyer tax credit, you will need to complete form 5405 and provide ID and verification documents.  This is due to the large amount of fraud thus far.  Anyway, due to these requirments, YOU CANNOT E-FILE.  Keep that in mind.  If you are used to speedy refund checks, it's going to take you a little longer this year so file sooner.

Things to be Thankful for in the Real Estate Market

For years we have been bombarded with enough doom & gloom to inspire a Steven King novel.  Unfortunately, much of it has been absolutely true and much that has changed because of it only prolongs the pain.  Let me start off by suggesting that our government return to being a government of the people, by the people, and FOR the people AND NOT for the lobbyists and big banks.  Since it is Thanksgiving week, I would prefer to focus on the good news and things to be Thankful for so here is my list:

1.  Existing home sales increased in October another 10%

2.  Ben Bernanke feels the housing market will actually "stimulate" the economy in 2010

3.  Fannie Mae is predicting an 11% increase in home values in 2010 even with a slow economy

4.  Mortgage rates dropped again

5.  Home inventories continue to decline, including foreclosure inventory

6.  This year presented the highest level of activity in housing since 2007

7.  The housing market has been trending upwards for the past 7 months

I hope you can use those bright spots to overcome all the doom & gloom news and have a Wonderful Thanksgiving Holiday!

Home buying pointers

There are literally a million pointers that I could provide but I wanted to emphasize some important ones here, specifically regarding financing.  The real estate transaction has changed and continues to change daily thanks to the slew of government regulation that is constantly being thrown on us.  Pay attention because it could cost you your dream home.

1.  Don't change your job during the transaction.  Yes, it might seem like common sense but it does happen.

2.  Don't make any large unverifiable deposits.  I know that monetary gift from aunt Agnes was nice but the bank wants to know where it came from and why.

3.  Make a copy of your cancelled deposit check (front & back) and keep it in a safe place because the bank will likely want a copy to verify you really did make the deposit.

4.  Start getting the past few months of bank statements together (preferably printed from the bank with your name and account number on them), w2s, gift letter (if there is going to be a monetary gift from a relative).

5.  In addition to your down payment, plan on having 5% of the purchase price in reserves to cover closing and inspection costs.

6.  If you are purchasing a condo anticipate a longer time in underwriting.  If you are not going with FHA financing than you will likely need 10% down to go conventional.

July Housing numbers

According to the S&P/Case Shiller Index Report, housing prices rose another 1.2% nationally in July which is 3 times higher than expected.  That is a good sign but caution is still the best policy.  If the 1st time homebuyer credit is left to expire at the end of November, it could impact further recovery.  Also, much still rides on unemployment.  That number needs to start heading south before any legitimate recovery can be realized.  Overall, housing prices are, on average, down to Fall 2003 levels which is a positive sign for stabilization.

Fannie Mae needs 620

Fannie Mae, the government-sponsored agency that backs most conventional loans, is going to require 620 as a minimum credit score to back loans beginning November 1, 2009.  The impact will be small due to the fact that many lenders are already requiring higher scores than 620 to consider underwriting a conventional mortgage.  This just adds to the tightening of requirements for borrowers.  It's a double edged sword.  It will limit the number of borrowers able to refi out of an unaffordable loan but on the other hand, bad borrowers are bad borrowers.  Refinancing using lax credit requirements will only drag out the problem.  As painful as it may seem right now, it is necessary for the long-term health of our economy.
