I had another settlement today where a small glitch was overlooked by the buyers. They were financing their home purchase through Orrstown Bank-a small local bank-a rare and almost extinct animal these days. Anyway, the loan officer said "no problem", I can have the documents redone and everyone can sign in the morning and the title company would have the mortgage by tomorrow at noon. I almost
I know it has been a while since my last post but it has been busy around the capital region. I just wanted to provide a quick update on the local housing market. The first time homebuyer credit is definitely motivating people to buy their first home. The entry level market in our area is on FIRE!!! With that said, the golden opportunities are no more. For those of you who heeded my calls to
Well, there are no surprises in the first quarter real estate statistics. For the most part, inventory is up, sales are down, prices are down, and days on market are up. It sounds pretty grim but compared to many other markets, it's not too bad. It's inevitable that the current state of the economy will impact our local market. Add to that lenders' reluctance to lend, and you get the picture.
A little word of warning to home buyers everywhere: don't use M&T for financing your home purchase! Every transaction these days has more risk than before when it comes to the financing being approved. However, when a lender screws up a slam dunk deal over and over again, there is room for alarm. After multiple delays and mistakes on behalf of the lender, the home purchase is on the brink of
I know everybody is anxiously wondering how the newly signed stimulus bill will affect them or if it will affect them at all. Â While I don't have the specifics on the entire bill, below is an overview of the housing market benefits for consumers. Â This update is provided compliments of my colleauge Don Mckendrick at Freedmont Mortgage in Camp Hill (717.975.5105):Tax Credit for

Get a Loan
I am sure everyone is aware of the dramatic changes in the mortgage market. The constantly changing landscape makes the common interest rate reports available online inaccurate and misleading. There are so many factors that impact the true cost of a loan that professional guidance is necessary. The interest rates change throughout the day every week day. Factors like credit score, down payment, and loan programs affect the actual interest rate for individuals. Also, the type of property involved will affect the rate as well. Everyone is entitled to use a mortgage company and loan officer they feel comfortable with. However, if you are unsure, below are buttons that will take you to two loan officers and companies that I can comfortably recommend to take care of your mortgage needs. Keep in mind that meeting with a loan officer is necessary before beginning your home search. This way you know if you can buy a home and what you can afford.
Seller Resources

Your property must be seen in person. If you decide to sell your home, I would perform a thorough analysis after a complete inspection without any further obligation on your part. Just give me a call.

Over the last few decades, Harrisburg has seen a renaissance. Through redevelopment and business investment, the city has given back life to some of itâs historic neighborhoods and lured young professionals back to urban living. You can walk, take a cab or use the cityâs inexpensive bus transit to go where you need to go. Restaurant row provides a mixture of restaurants and clubs for your enjoyment while the train can take you to Philly or New York in a couple hours. Harrisburg suburbs
Surrounding Harrisburg is an array of small towns and townships including Linglestown, Susquehanna Township, Hummelstown, Middletown, Swatara Township, Steelton, to name a few. They are served by a myriad of school districts and you will find a wide range of neighborhoods and architectural styles. Whether you are looking for an 1800s farmhouse or a California Contemporary on a mountainside you will find it here. Each book below provides a link to a school district that services Harrisburgâs surrounding areas.
Camp Hill
Camp Hill is located across the river from Harrisburg. It has a small town feel as you drive itâs streets yet it is surrounded by major highways for easy commuting. Because of the small footprint of the Camp Hill school district, there is no busing of students. Students either walk, drive, or are driven to school. Architectural styles vary from quaint little cape cods to stately to 50s ranchers. Click the book below to view information on Camp Hill Schools.
Mechanicsburg
Mechanicsburg itself, is another town with row homes and downtown businesses. Itâs also used to describe the sprawling areas around it that feature numerous housing communities ranging from townhomes to million dollar estates. Near these communities you can find anything from Wegmans to Target. You are reminded of itâs roots every year when it hosts Jubilee Day. Itâs a day filled with street vendors, crafts, rides, and other funfare. The area that falls under the Mechanicsburg name is located west of Camp Hill between Rt.15 and I-81. Itâs central location in the region makes it a popular place to live. It is serviced by Cumberland Valley Schools which stretch all the way to Carlisle and Mechanicsburg Schools. Click the books below for school information.
New Cumberland
From the Manor Section and itâs unique blend of Old World architecture, traditional, and contemporary homes to the Victorians of downtown to Beacon Hill overlooking the town, New Cumberland is a unique town. Proud of itâs small town feel only minutes across the river from Harrisburg and restaurant row, New Cumberland is a trifecta of small town quaintness, convenient location, and a wide range of homes at all price points. You can find affordable townhomes to stately homes overlooking the Susquehanna River. Itâs serviced by West Shore School District. Click the book below for information on West Shore Schools.
Carlisle
When someone hears âCarlisle, PAâ, the first thing that comes to mind is the Giant Carlisle Auto Show Complex. Itâs the home for numerous major auto events throughout the year including the All Ford Nationals and The Corvette Show. Itâs also the county seat for Cumberland County, PA, home to Dickinson College, and The Carlisle Army War College. Add affordable housing to the mix and you have a recipe for an active real estate market regardless of economic conditions. Click the books below for the school districts that serve the Carlisle area.
